Compass Private Exclusives in Sonoma County: Video Explanation for Sellers
Private exclusive listings are often presented as a way to gain privacy, test pricing, and avoid visible days on market. In this short video, I explain how private placement actually works, where it can make sense, and where it can quietly work against a seller’s leverage.

What this video explains
Many sellers assume that a “private exclusive” listing is only shared with a small, carefully selected audience. In reality, these listings are often distributed broadly inside a large brokerage network while being withheld from the open market.
Why limiting MLS days doesn’t limit seller fatigue
Keeping a listing off the MLS may reduce visible days on market, but it doesn’t reduce the time a seller spends waiting, evaluating feedback, or living with uncertainty.
Bottom line: Sellers don’t win by appearing exclusive. They win by creating demand and preserving leverage.
